What is an ESA Letter?
An ESA letter is a clinical document written and signed by a state-licensed mental health professional (LMHP). It certifies that you have an emotional or psychiatric condition recognized in the DSM-5 and that an assistance animal provides therapeutic support that alleviates symptoms.
Who qualifies for an Emotional Support Animal?
Any individual with a recognized psychological condition (such as generalized anxiety, depression, PTSD, chronic stress, or panic disorders) that substantially limits daily life functions may qualify upon professional clinical evaluation.
How long does the evaluation take?
The online intake questionnaire takes approximately 3 minutes. Telehealth consultations are booked at your convenience, with recommendation letters digitally issued within 24–48 hours upon clinical approval (California requires a 30-day clinical relationship under AB 468).
Can landlords reject an ESA letter?
Sometimes. The Fair Housing Act requires landlords to consider reasonable accommodation requests, and a "no-pet" rule or a breed list is not by itself a reason to refuse one. A landlord can still deny a request, for example if a specific animal poses a direct threat or the documentation is not reliable, and since May 2026 HUD pursues federal complaints only for animals trained to perform tasks, so for an untrained ESA your state’s law matters more. See what to do if your landlord denies your ESA.
Is this valid nationwide?
Yes. The Fair Housing Act applies in all 50 states. ESA Housing Help matches you with clinicians who hold an active license in the state where your residence is located, satisfying all telemedicine compliance requirements.
Do airlines accept ESA letters?
Airlines no longer accommodate ESAs free of charge under DOT 2021 rules. However, Psychiatric Service Dogs (PSDs) are fully protected under the Air Carrier Access Act and fly in the cabin free of charge.
What is a PSD Letter?
A PSD letter certifies that you have a mental health condition that constitutes a disability under the ADA and that you require a trained psychiatric service dog to mitigate this disability through specific tasks.
How is a PSD different from an ESA?
An ESA provides passive emotional comfort and is protected only in residential housing (FHA). A PSD is trained to perform concrete tasks (such as deep pressure therapy or grounding) and is granted public access rights (ADA) and free air travel (ACAA).
What happens if I do not qualify?
If our clinician determines that you do not qualify under clinical criteria, you receive a full 100% refund of your evaluation fee immediately.
How often should I renew my letter?
ESA letters are generally expected by landlords to be dated within the last 12 months. We offer an affordable annual re-evaluation consultation ($99) to keep your records current.
Can landlords charge pet rent or pet deposits?
No. Federal law prohibits charging pet deposits, monthly pet rent, or pet application fees for approved assistance animals.
Are breed or weight restrictions allowed for ESAs?
It depends. Breed and weight limits are pet rules, and a reasonable accommodation request can ask your landlord to set them aside for your ESA. A landlord can still refuse a specific animal because of its own behavior, and whether it must grant the request for an untrained ESA now depends more on your state’s law.
What credentials do your mental health professionals hold?
All clinicians in our directory are fully licensed psychologists (PhD, PsyD), clinical social workers (LCSW), marriage and family therapists (LMFT), professional counselors (LPC), or psychiatrists (MD).
What are California AB 468 requirements?
California law AB 468 mandates establishing a 30-day clinical relationship prior to issuing initial ESA documentation for dogs. ESA Housing Help is 100% compliant with AB 468.
Can my landlord contact my evaluating therapist?
Landlords may contact your clinician solely to verify that the letter was authentically authored and that their license is active. They cannot demand medical records or inquire about specific diagnoses.
Do I need a separate letter for each pet?
Yes. If you have two animals, the clinician must document a clinical rationale for each individual animal's therapeutic necessity.
Is my data protected under HIPAA?
Yes. All health assessments and consultations are secured with 256-bit SSL encryption exceeding HIPAA privacy guidelines.
Can I take my ESA into grocery stores or restaurants?
No. Emotional support animals do not possess public access rights under Title III of the ADA. Only trained Psychiatric Service Dogs (PSDs) and service animals are permitted in commercial retail stores.
What training is required for a Psychiatric Service Dog?
The dog must be individually trained to perform specific disability-related tasks (e.g. tactile grounding, deep pressure therapy) and exhibit calm, disciplined public manners.
Why are instant online certificates invalid?
No law recognizes ESA registries, certificates or ID badges, and HUD’s 2020 guidance, since withdrawn, said such documents were not enough on their own. What a landlord can rely on is a letter from a licensed health care professional who has evaluated you.
What if my landlord ignores my accommodation request?
A housing provider should respond promptly, and an undue delay can be treated as a denial under the Fair Housing Act. Keep your request and follow-ups in writing, and see what to do if your landlord denies your ESA.
Can university dorms and student apartments reject an ESA?
No. University dorms and campus apartments are residential dwellings subject to the Fair Housing Act and Section 504 of the Rehabilitation Act. They must grant accommodations for legitimate ESAs.
